House rules

Article 1 / Length of stay The client who has booked accommodation with the owner for a fixed period of time may not under any circumstances claim any right to remain on the premises.

Article 2 / Booking Formalities Upon receipt of the booking made by the client on the website https://metairiedesgacheries.smoobu.net, the client will receive a confirmation email with the rental agreement, as well as bank details for the deposit payment (30% of the total amount). The owner invites the client to verify the booking details: their contact information, particularly email address and mobile phone number, to ensure they can be reached before and during the booking; the reserved cottage; the number of people; the arrival date; the departure date; and the number of nights. The total price of the booking, the amount indicated being inclusive of all taxes, excluding tourist tax. By paying the deposit or the balance at the time of booking, the client confirms their full and complete agreement with the general terms and conditions specified below. La Métairie des Gâcheries reserves the right to claim the remaining amount due in the event of cancellation outside the refundable period, no-show, or early departure.

Article 3 / Accommodation Prices The prices displayed on our website are per cottage, per night, calculated according to the length of stay, excluding tourist tax. Prices are the same regardless of the number of people occupying the accommodation.

Article 4 / Cancellation of Stay by the Client Any modification to the reservation, dates, or accommodation is only possible with the owner's agreement and may incur additional charges. Modifications will be subject to availability on the date of the change. The client is informed of the specific conditions in case of cancellation before the start of the stay: if the cancellation occurs more than 90 calendar days before the arrival date, the deposit will be fully refunded to the client; if the cancellation occurs between 90 and 30 calendar days before the arrival date, the deposit will be retained by the owner unless the owner manages to re-let the room(s) for the entire period in question. If the cancellation occurs less than 30 days before the arrival date, the full amount of the reservation will be due to the owner unless the owner manages to re-let the room(s) for the entire period in question. In case of early departure during the stay, the full amount of the reserved service will be due.

Article 5 / No-show In case of no-show, the total amount of the reservation will be due.

Article 6 / Cancellation Insurance The owner draws the client's attention to the fact that no cancellation insurance is included in her rates. It is therefore strongly recommended to take out such insurance.

Article 7 / Cancellation of stay by the owner If, before the start of the stay, the owner has to cancel the reservation, they will inform the client immediately by email or telephone. The client will then be immediately and fully reimbursed for all sums paid.

Article 8 / Arrival Time The client must arrive on the date specified in their booking, no earlier than 4:00 PM (when accommodations are available and keys are handed over) and no later than 8:00 PM. The client must notify the hotel by telephone if, due to unforeseen circumstances, they are forced to arrive after this time.

Article 09 / Departure Time The departure time for rooms is set between 8am and 10am at the latest.

Article 10 / Payment of the Accommodation Balance The balance of the stay is due 30 days before arrival. Upon booking, the tenant agrees to respect this deadline. An invoice will be provided to the client upon departure upon request, detailing the services provided, the cost of accommodation, the cost of any additional services, the amount of tourist tax, and the applicable VAT.

Article 11 / Change of Accommodation For reasons of service or safety, the owner may need to change the accommodation initially booked by the client. In this case, the change will always be to accommodation of the same capacity and offering the same level of service. The cost of the booking will be adjusted accordingly.

Article 12 / Pets Pets are permitted upon request and approval by the owner, with an additional charge. Dogs must be kept on a leash and under supervision (please be mindful of noise levels). Each owner is responsible for cleaning up after their pet.

Article 13 / Etiquette and Use of Premises To preserve the tranquility of the premises, the comfort, and the safety of guests, everyone is asked to respect a certain "art of living," the kind that is expected when living in a community. In particular, smoking is not permitted inside the accommodations. For safety reasons, the use of open flame lighting devices is strictly prohibited on the premises. The client agrees to return the cottages in perfect condition at the end of their stay and to systematically report – and be financially responsible for – any damage for which they are liable. As the cottages have been carefully decorated and furnished by the owner, guests are asked to respect the items provided. Any missing or unreported item will be charged to the client afterward at its replacement value.

Article 14 / Use of the swimming pool In accordance with French regulations on the use of family swimming pools open to guests, and in order to ensure its harmonious and safe use, La Métairie des Gâcheries reminds guests that:

- The swimming pool is open from 10:30 am to 7:00 pm.

-The swimming pool is not supervised and minors must be accompanied by an adult.

- Access to the swimming pool is exclusively reserved for guests of La Métairie des Gâcheries and for insurance reasons, it is strictly forbidden for guests to invite other people into this space.

- This is a shared space: noisy games, diving and jumping from the edge are prohibited.

- Swimsuits are mandatory.

- Users must be covered by Civil Liability insurance for defense and recourse.

Any breach of these rules may lead La Métairie des Gâcheries to withdraw the offender's authorization to access this space.

In order to minimize swimming accidents, La Métairie des vacheries has implemented several measures:

- An underwater safety cover is installed on the pool and it is deployed outside of the pool's opening hours.

- A gate equipped with a security system with activation and deactivation, locked outside of the pool's opening hours, which allows the pool area to be isolated from the rest of the garden.

For these reasons, La Métairie des Gâcheries declines all responsibility in case of accident.

Article 15 / Additional Persons A gîte reservation is made for a specific number of people, without exceeding the maximum capacity of the accommodation. If the number of guests exceeds this number, the owner has the right to refuse the additional guests or deny access. This refusal cannot under any circumstances be considered a modification or breach of contract initiated by the owner, so if more guests leave than were refused, no refund will be given and the balance remains due.

Article 16 / Modification of Terms of Sale These terms of sale are subject to change at any time without prior notice. Acceptance of and compliance with these terms of sale are deemed to have been given as soon as the deposit or balance has been paid.

Article 17 / Data Protection Act In accordance with Law No. 78-17 of 6 January 1978 concerning information technology, data files and civil liberties, the customer has the right to access and rectify their personal data. The owner undertakes not to transmit under any circumstances the information provided by the customer to other companies or organizations for advertising purposes.

Article 18 / Security Deposit A security deposit (€400) is required at the beginning of your stay, either by bank check (not cashed) or in cash with a receipt provided. In the event of proven damage or excessive soiling, the tenant agrees to a partial or total deduction from the security deposit. If the security deposit is insufficient to cover the repairs, La Métairie des Gâcheries will request the tenant to reimburse the difference. If the tenant refuses, La Métairie des Gâcheries reserves the right to take legal action in the Périgueux District Court to compel payment.

Please note: End-of-stay cleaning is not included in the price. You are responsible for leaving the accommodation clean and tidy as you found it. This service can be offered as an optional extra (from €130 to €180 depending on the cottage, except during peak season).

Article 19 / Disputes In accordance with Article L612-1 of the French Consumer Code, every consumer has the right to free access to a consumer mediator for the amicable resolution of any dispute with a professional. To this end, in the event of a dispute, La Métairie des Gâcheries guarantees the consumer effective and free access to a consumer mediation service, which can be accessed by clicking here: https://www.cm2c.net/

In the absence of an amicable settlement, La Métairie des Gâcheries advises the consumer to resort to the District Court of Périgueux.

Article 20 / Electric Vehicle Charging Station As the electrical installation is not suitable, charging electric vehicles is strictly prohibited. Charging stations are available at the Super U supermarket in Villebois-Lavalette, located near the property.

Article 21 / Household Waste Management Emphasis has been placed on ecology and the environment: We implement selective sorting. To this end, you have a yellow bin at your disposal for all packaging (plastics, cans, cardboard, etc.) and a second bin for glass. You are responsible for managing this waste yourself and transporting it to the collection points (we will indicate their location near the property). Similarly, in line with the sorting process, we have installed a composter to collect your organic waste. The remaining non-recyclable waste should be placed in the kitchen bin (black bag), which, after careful sorting beforehand, should be minimal. You will leave this bag with me upon your departure, as opening this container requires a card. It is strictly mandatory to follow the sorting guidelines correctly, and under no circumstances should recyclable waste end up in the black bag, otherwise it will not be collected.
